Located in the Kerrisdale community of Vancouver, Shannon Estate is a unique 10-acre site, with a Beaux Arts brick mansion, formal Italianate gardens and mature landscaping. Responding directly to the City of Vancouver's new EcoCity Policy, we are currently working on a comprehensive redevelopment of the site that will use additional density, combined with thoughtful design and land use planning, to help reduce the city’s carbon footprint and expand housing choices in this neighborhood of single family residences. The redevelopment will enhance the heritage value inherent in the estate and offer significant public amenities to the surrounding area, including a community park, which the neighborhood currently lacks.
In order to accommodate a multi-family residential development on the site, we submitted a rezoning application that would take the property from its current RS-6 zoning to a proposed Comprehensive Development District CD-1 zoning. The proposed development consists of seven new buildings, which range in height from nine storeys and terrace down to four with two- to three-storey elements around the perimeter of the site, resulting in smaller buildings that reflect the adjacent residential character. At the heart of Shannon Estate, the existing Mansion will provide a visual focus for the new development; the perimeter will maintain its existing sense of landscape enclosure, thus retaining the ‘hidden garden’ landscape character of the site.
In keeping with a triple bottom line policy of social, environmental and financial sustainability, the new development will incorporate leading-edge green building strategies, which include high-performance glazing, shading strategies, green roofs, stormwater management, wastewater management and energy-efficient mechanical systems, in addition to planned areas for urban agriculture, charging electric vehicles and parking for a car co-op.
